Latitude Margaritaville vs. Cresswind DeLand vs. Victoria Gardens:
What 55+ Homes Actually Cost in Volusia County

Real pricing, real HOA fees, honest pros and cons — from a licensed Volusia County REALTOR who represents buyers, not builders.

Quick Answer Side-by-Side True Monthly Cost Margaritaville Cresswind Victoria Gardens Who's It For? FAQ Other Communities Contact Robert
Quick Answer: These three communities serve different buyers at different price points. Latitude Margaritaville (Daytona Beach) is the largest, most social, and most well-known — resale homes run $350K–$600K+ with HOA fees of $343–$381/month plus a CDD fee on your tax bill. Cresswind DeLand (new construction still available) starts at $367,990 with HOA fees around $465/month, situated closer to downtown DeLand. Victoria Gardens in DeLand is an established resale community with HOA fees of approximately $500–$540/month (which includes cable, internet, pest control, grounds, and amenity access) and homes priced from the low $300Ks. None of these communities will pay for a buyer's agent — you can have independent representation at no cost to you.

Why This Comparison Exists

If you've been researching 55+ communities near Daytona Beach, you've probably already visited a sales center or two. The builder reps there are knowledgeable, helpful, and completely focused on selling you their community. That's their job.

My job is different. As an independent REALTOR serving Volusia County, I represent buyers — not builders. I've toured all three of these communities, worked with buyers at each, and I'm going to give you the honest version of what I've seen: what they cost, what they're genuinely great at, and where the tradeoffs are.

The table below names all three communities by name and gives you honest pros and cons of each — the same information I share with clients in person. Read it, then call me before you sign anything at a sales center. Builder representation is free for them. Independent representation is free for you.

Latitude Margaritaville Daytona Beach: Full Honest Review

Let's start with the facts. Latitude Margaritaville is a 3,763-home master-planned community built by Minto Communities on LPGA Boulevard in Daytona Beach. It sold out all new construction in May 2025 — faster than projected by years. If you want in now, you're buying resale.

By the Numbers

$490K
Avg List Price (April 2026)
  • Resale range: $350K–$600K+
  • Avg sold price: ~$520,880
  • 97% list-to-sale ratio
  • 88 avg days on market
  • HOA: $343–$381/month
  • 1,204–2,575 sq ft

Amenities Included in HOA

  • Fins Up! Fitness Center
  • Paradise Pool (beach-entry)
  • Latitude Bar & Chill restaurant
  • Changes in Attitude poolside bar
  • Live entertainment bandshell
  • Last Mango Theater
  • Pickleball & tennis courts
  • Private oceanfront beach club + shuttle
  • Barkaritaville dog park & spa
  • Bocce ball, creative arts studio

What Margaritaville Does Well

  • The social scene is genuinely unmatched — live music several times per week, themed parties, constant activity
  • Private oceanfront beach club with shuttle is a real differentiator — no other inland 55+ community offers this
  • Most homes in FEMA Zone X — no mandatory flood insurance, unlike coastal properties
  • Location at LPGA/I-95 gives fast access to Daytona Beach International Airport (10 min), One Daytona, Tanger Outlets, and Halifax Health
  • Golf cart friendly throughout — you can drive to Publix without getting in a car
  • Community is fully built out — no construction noise or mud from future phases
  • Well-established resale market — easy to sell if plans change

What Margaritaville Won't Tell You

  • New construction is gone — you're buying someone else's home, which means inherited upgrades (and inherited issues)
  • CDD fees are on your tax bill and not prominently disclosed — always ask your agent to pull the full tax record
  • The brand drives the price premium — you're paying for the name and lifestyle, which adds cost vs comparable communities
  • At 3,763 homes it's massive — some buyers find the scale impersonal after the novelty wears off
  • The party atmosphere isn't for everyone — if you want quiet, this probably isn't it
  • 97% list-to-sale ratio means limited negotiating room on resale homes

Bottom line on Margaritaville: It lives up to the hype for buyers who want the most social, resort-style 55+ experience in Volusia County. The private beach club genuinely sets it apart. The tradeoff is price — you'll pay a brand premium — and the CDD fee that often surprises buyers at closing.

Cresswind DeLand: Full Honest Review

Cresswind DeLand is Kolter Homes' entry into the Volusia County 55+ market, located at 1230 Club Cresswind Way, about 10 minutes from historic downtown DeLand. It's the only one of these three communities where you can still buy new construction, which matters if you want to choose your own finishes and floorplan.

By the Numbers

$368K–$790K
New Construction Base Pricing
  • Starting price: $367,990
  • Top of range: $789,990
  • HOA: ~$465/month
  • Sizes: 1,434–3,932 sq ft
  • 2–5 bedrooms available
  • Move-in ready + pre-construction options

Amenities Included in HOA

  • Resident-only clubhouse
  • EGYM smart fitness equipment
  • Resort-style pool & resistance pool
  • Pickleball & tennis courts
  • Art studio & demonstration kitchen
  • Card room & billiards
  • Full-time Lifestyle Director
  • Club Cresswind social programs
  • Walking trails with lake views
  • Event & entertainment spaces

What Cresswind Does Well

  • Only community of the three offering new construction — you can still choose your lot, floorplan, and finishes
  • Kolter Homes is a reputable builder with strong quality scores — not the cheapest, but well-built
  • Closer to downtown DeLand than Margaritaville — 10 min to one of the most charming small downtowns in Central Florida
  • Lake Winnemissett views from the clubhouse — genuinely beautiful natural setting
  • EGYM fitness system is more sophisticated than typical gym equipment and tracks your workouts
  • Strong sense of community during the build phase — residents who bought early tend to be very connected
  • Largest home sizes of the three — up to 3,932 sq ft for buyers who need space

What Cresswind Won't Tell You

  • HOA at ~$465/month is the highest of the three — factor this into your total monthly cost calculation
  • Upgrades add significantly to the base price — a $400K base home can easily reach $520K+ with options
  • Builder contracts are written to protect the builder, not you — always have an independent REALTOR review before signing
  • No on-site restaurant — you'll drive to DeLand or nearby retail for dining
  • No beach access amenity — the coast is 45+ minutes away
  • Still in development — expect some construction activity and incomplete common areas until sold out
  • CDD fees apply and will be on your property tax bill — confirm the current assessment on any specific lot

Bottom line on Cresswind: The right choice for buyers who want new construction, larger homes, and proximity to downtown DeLand. The HOA is the highest of the three — but you're getting a genuinely well-built product. If you're visiting the sales center, bring your own REALTOR. Builder contracts have many clauses that are not buyer-friendly, and it costs you nothing to have independent representation.

Victoria Gardens DeLand: Full Honest Review

Victoria Gardens is the 55+ gated neighborhood within the larger Victoria Park master-planned community in DeLand. Built primarily by Kolter and Shea Homes over the past 20+ years, it's the most established of the three and offers the lowest entry point and the lowest HOA fees.

By the Numbers

~$430K
Recent Avg List Price
  • Range: low $300Ks–$540K
  • HOA: ~$500–$540/month
  • ~$200–$220/sq ft (updated/larger homes)
  • 79 avg days on market
  • 97% list-to-sale ratio
  • All resale — no new construction

Amenities Included in HOA

  • 20,000 sq ft Victoria Gardens Clubhouse
  • Private aquatic center & fitness facility
  • Ballroom & card room
  • Billiards & arts and crafts room
  • Pickleball & tennis courts
  • Victoria Hills Golf Club access (semi-private)
  • 40+ social clubs and interest groups
  • Full-time Lifestyle Director
  • Miles of walking trails, butterfly garden
  • Amphitheater at Lake Victoria

What Victoria Gardens Does Well

  • HOA at ~$500–$540/month includes cable TV, internet, pest control, grounds, and full amenity access — more bundled value than the fee suggests at first glance
  • Competitive price per square foot — updated and larger homes typically run $200–$220/sq ft, which compares favorably to Margaritaville at $212–$296/sq ft for similar vintage
  • Victoria Hills Golf Club on-site — a championship 18-hole Ron Garl-designed course; no comparable at the other two
  • Most established community — mature trees, settled neighborhood feel, no construction disruption
  • 5 minutes to historic downtown DeLand — arguably the best small downtown in Central Florida with unique dining, shops, and the Athens Theatre
  • 40+ clubs means genuinely diverse social options without the party-first atmosphere of Margaritaville
  • 97% list-to-sale ratio with 79 avg DOM — active, liquid resale market

What Victoria Gardens Won't Tell You

  • HOA at ~$500–$540/month is actually the highest of the three — the bundled cable, internet, and pest control add value, but the all-in monthly cost is higher than it appears at first glance
  • Older homes (some dating to early 2000s) mean higher likelihood of deferred maintenance, older roofs, and HVAC systems nearing replacement
  • No beach access amenity — NSB is 20 minutes but there's no organized beach club shuttle like at Margaritaville
  • Resale only — you inherit the previous owner's choices in finishes and upgrades
  • Some homes have CDD fees — always verify the full tax record on any specific property
  • Golf at Victoria Hills is semi-private — not free, and tee times fill up

Bottom line on Victoria Gardens: Genuinely strong value for buyers who want golf on-site, DeLand's downtown lifestyle, and more square footage per dollar than Margaritaville. The HOA — at ~$500–$540/month — is actually the highest of the three, but it bundles cable, internet, pest control, and full amenity access, so the all-in value compares favorably once you add those costs back at the other communities. The key risk is older homes requiring careful inspection. This is a community you have to be shown rather than sold — and that's exactly where having an independent REALTOR changes the outcome.

Which Community Is Right for You?

The honest answer is: it depends on what you're optimizing for. Here's a framework I use with buyers.

Buy Latitude Margaritaville If...

  • Social life and entertainment are the top priority
  • You want a private beach club without living on the beach
  • You're a Parrothead or love the Jimmy Buffett vibe
  • You want a completed, fully built-out community
  • You're willing to pay the brand premium for the lifestyle
  • Access to Daytona Beach amenities matters to you
  • You're NOT a quiet-lifestyle buyer

Buy Cresswind DeLand If...

  • You want new construction and the ability to choose finishes
  • You need a larger home (up to ~3,900 sq ft)
  • Being close to downtown DeLand matters to you
  • You value a wellness-focused fitness environment
  • Budget allows for the higher HOA fee
  • You want a smaller, more intimate community feel
  • You're okay without on-site dining or a beach amenity

Buy Victoria Gardens If...

  • You want more sq footage per dollar than Margaritaville offers
  • You play golf seriously and want it on-site
  • The HOA's bundled cable, internet, and pest control adds real value to your budget
  • You prefer a quieter, more settled community atmosphere
  • DeLand's downtown is appealing over Daytona Beach
  • You're an experienced buyer comfortable doing a thorough inspection on an older home
  • You want an established, mature community with no construction activity

The One Thing to Know Before Visiting a Sales Center

Every builder has a sales team at their model homes. They're professionally trained, incredibly friendly, and genuinely knowledgeable about their community. They also work for the builder — not for you.

Builder contracts are written by the builder's attorneys to protect the builder's interests. Upgrade pricing, incentive clauses, lot premiums, and earnest money terms all have implications that aren't explained at the signing table. At Latitude Margaritaville (resale), you're negotiating with sellers and their listing agent who are working against your interests.

Here's what most buyers don't know: having your own REALTOR represents you at absolutely no cost to you in all three of these communities. The builder or seller pays the commission. You get professional representation, contract review, independent inspection advice, and someone whose job is to protect your money — for free.

One important note: At Cresswind DeLand and other new construction communities, you typically need to register your REALTOR on your first visit. If you've already toured without registering an agent, call me and we'll sort it out — but don't wait. Once you've visited unregistered, it becomes significantly harder to get independent representation.

Frequently Asked Questions

Is Latitude Margaritaville still selling new homes in 2026?
No. Latitude Margaritaville Daytona Beach sold its final new home in May 2025, several years ahead of original projections. All homes available now are resales from original owners. Resale prices range from approximately $350,000 to $600,000+, with the average list price around $490,000–$495,000 as of April 2026. If you're looking for new construction in this style, the closest comparable is Latitude Margaritaville Watersound near Panama City Beach, which is still actively building.
How do HOA fees at these three communities really compare when you add everything up?
On the surface, HOA fees look like this: Latitude Margaritaville ($343–$381/month), Cresswind DeLand (~$465/month), and Victoria Gardens (~$500–$540/month). Counterintuitively, Victoria Gardens has the highest HOA of the three — but it bundles cable TV, internet, pest control, grounds maintenance, and full amenity access into that fee, so when you add those costs back at the other communities the gap narrows. All three communities also have CDD (Community Development District) fees that appear on your annual property tax bill, not your HOA statement. These fees aren't always disclosed upfront by seller's agents or builder reps. I pull the full tax record — including CDD bond assessments — for every buyer I work with before they make an offer. The difference between what's marketed and what you actually pay each month can be $100–$200+ per month.
Which community is best for buyers who want to be near the beach?
Latitude Margaritaville is the clear winner here. It includes a private oceanfront beach club with shuttle service as part of the HOA — a genuine differentiator. The community itself is inland (about 15 minutes from Daytona Beach), but the private beach club access is included in your HOA fees. Victoria Gardens offers quicker access to New Smyrna Beach (about 20 minutes) than Cresswind, but neither community has a dedicated beach amenity. For buyers who want to live very close to the ocean, consider also looking at Port Orange and Ormond Beach options, which I cover separately on this site.
Can I tour Cresswind DeLand with my own REALTOR instead of using the builder's agent?
Yes, absolutely — and you should. Kolter Homes, like most builders, cooperates with buyer's agents and pays the buyer's agent commission directly, so it costs you nothing to have your own representation. The critical detail: you typically need to register your REALTOR on your very first visit to the sales center. If you visit and register without an agent, it becomes much harder (sometimes impossible depending on builder policy) to have independent representation added later. The simplest approach is to call me before your first visit. I'll schedule the tour with you, handle the registration, and you get professional representation for the entire process at no cost.
What is the best 55+ community near Daytona Beach?
The honest answer is: it depends on what you're optimizing for. If social life and entertainment are the priority, Latitude Margaritaville is genuinely hard to beat — the lifestyle brand is real, the beach club is real, and the activity calendar is non-stop. If you want new construction and the ability to choose your own finishes, Cresswind DeLand is the only new construction 55+ option in the area right now. If you want the best price per square foot, access to championship golf on-site, and prefer DeLand's quieter downtown over Daytona Beach, Victoria Gardens is worth a serious look. For buyers coming from out of state who haven't toured any of them yet, I typically recommend scheduling all three in a single trip — the differences become very clear once you walk them. Call me at (386) 387-5887 and I'll set that up at no cost to you.
Is Latitude Margaritaville worth the HOA fee?
For the right buyer, yes — emphatically. The HOA fee of $343–$381/month covers a level of amenities and programming that would cost significantly more if purchased separately: resort pools, live entertainment multiple times per week, a private oceanfront beach club with shuttle, fitness center, pickleball and tennis courts, a full-service restaurant, and a dog park and spa. If you use those amenities regularly and value a highly social retirement lifestyle, the fee delivers real value. Where it becomes harder to justify is if you're a quieter homebody who primarily wants a safe gated neighborhood with a pool — in that case you'd be paying the Margaritaville premium for a lifestyle you won't fully use. That's the conversation I have with every buyer before they tour: what does your ideal Tuesday afternoon look like? The answer usually tells us whether Margaritaville is the right fit.
Is Victoria Gardens DeLand a good place to retire?
Victoria Gardens is consistently one of the most underrated retirement communities in Central Florida, in my opinion. It sits inside the Victoria Park master-planned community, which means you get a genuine neighborhood feel with trails, lakes, and mature landscaping that newer communities simply don't have yet. The Victoria Hills Golf Club is a legitimate championship course — not a pitch-and-putt. Downtown DeLand, five minutes away, was named one of the best small downtowns in Florida, with independent restaurants, the Athens Theatre, and a genuine walkable main street. The tradeoff is that the homes are older (built 2002–2018 depending on phase), so a thorough inspection is essential, and the HOA at ~$500–$540/month is actually the highest of the three communities on this page. But the overall lifestyle-to-cost ratio is strong for buyers who know what they're getting. I've represented multiple buyers in Victoria Gardens and can walk you through current inventory before you visit.
How long do homes typically take to sell in these communities, and what does that mean for buyers?
Based on MLS data, homes at Latitude Margaritaville average 88 days on market with a 97% list-to-sale price ratio — meaning sellers are getting close to asking price. Victoria Gardens homes (per Sept 2025 MLS data) averaged 79 days on market with a 97% list-to-sale ratio — a similarly active resale market. For buyers, both resale communities offer limited price negotiation but solid liquidity if you need to sell later. Cresswind DeLand is new construction, so the builder sets pricing without negotiation on price — but there is often room to negotiate on upgrades, closing cost contributions, or included features. I know which incentives Kolter is currently offering because I track them regularly.
