The principal and interest calculation is mathematically precise based on the inputs you enter. The property tax estimate uses Volusia County's approximate effective rate of 1.0% annually, and homeowner's insurance is estimated at 0.56% of home value annually — both are reasonable starting points for most Volusia County properties. Your actual costs will vary based on the specific property, municipality, flood zone, HOA requirements, and your lender's requirements. For coastal properties in Daytona Beach, Ormond Beach, or New Smyrna Beach, add windstorm and potentially flood insurance to your estimate. Always get a Loan Estimate from your lender for the real numbers tied to your specific loan and property.
What interest rate should I use in the calculator?
Use the rate your lender has quoted you after reviewing your credit, income, and down payment — that's the only rate that matters for your specific situation.
