Laws and Standards We Follow

Federal Fair Housing Act

The federal Fair Housing Act prohibits discrimination in the sale, rental, financing, and advertising of housing based on race, color, religion, sex, disability (handicap), familial status, and national origin.

Florida Fair Housing Act

The Florida Fair Housing Act (Florida Statutes, sections 760.20 through 760.37) prohibits housing discrimination based on race, color, national origin, sex, disability, familial status, and religion.

REALTOR® Code of Ethics

As a REALTOR®, Robert Wrieden also follows Article 10 of the National Association of REALTORS® Code of Ethics. Article 10 requires equal professional service to all people and prohibits discrimination based on race, color, religion, sex, handicap, familial status, national origin, sexual orientation, or gender identity. Under Standard of Practice 10-5, REALTORS® may not use harassing speech, hate speech, epithets, or slurs against people in these protected classes. Local ordinances may protect additional groups, and we respect those as well.

How This Shapes Our Work

• We serve every client fairly, whatever their background, and we show properties based on the criteria the client chooses.
• We do not steer clients toward or away from neighborhoods or communities based on protected characteristics, and we do not describe areas by the people who live there.
• We write our marketing and property descriptions so they do not express a preference or limitation based on a protected class.
• We will not follow instructions from a seller, landlord, or other party to discriminate.
• We help clients with disabilities request reasonable accommodations and modifications, and we communicate in ways that work for them.

Age-Restricted (55+) Communities

Some communities featured on our Sites, such as Victoria Gardens and Cresswind DeLand, are age-restricted 55+ communities. Federal and Florida fair housing law allow qualifying “housing for older persons” to limit residency by age, and each community sets and verifies its own age rules through its association. We describe those rules so clients understand how a community operates. We do not apply age preferences to any other community.

Reporting Discrimination

If you believe you have experienced housing discrimination, you may file a complaint with the U.S. Department of Housing and Urban Development at hud.gov/fairhousing (1-800-669-9777), or with the Florida Commission on Human Relations at fchr.myflorida.com. You may also contact our brokerage or us directly, and we will take your concern seriously.
